Cats are better if you are gone a lot of the day. They are also much cleaner and they go in a cat box. Dogs however, are much more fun to play with. Depends on what you want. Housebreaking a dog is not that hard.
As for the 10 into 1000, I would find an old ugly house, figure out the repair costs, and offer the owner 70% of the after repaired value minus expenses. If agreed, I would give him the $10 to make the contract binding. In the contract, I would have written so I could assign it to another buyer and that I have 2 weeks to get my "partner" to approve. I would quickly run an ad "HANDYMAN SPECIAL", MUST CLOSE QUICK. If you find a buyer, "assign" him/her the contract for a thousand dollar fee. He/she is now buying the house and you only swing by the closing attorney's to pick up the check for 1000. You appear on the HUD statement as an assignment fee so all is legal. This may not work in every area so check. Sometimes you have to "double close", meaning you actually "buy" the property and then immediately do a second closing with the new buyer. Check your local laws.
