Only In Theaters means you can't watch it unless you attend a viewing at your local theater!.!.!. They will never release a movie in theaters and not on video!.
This is why in many animated films (and some B-rated horror films) you'll see "Only on DVD" in the advertisements because it is only being released on video, skipping the theaters because it is likely to not bring in enough revenue!.
Knowing Disney, the film will come out the week before Christmas!., but no sooner!. If it were any other movie I would guess January or February, but like the two previous High School Musicals, they made a fortune in a few weeks and then profits went down fast during the theater time!.
